An individual who wants
to obtain an Illinois real estate license must be at least
21 years of age (at the time of licensing), and provide proof
of legal presence in the United States.

Additionally, the above qualified candidate must complete
the required pre-license education requirements (subject
to the few exemptions below), pass a test, and file
an application with the required fee.
Illinois Real Estate Pre-license Education Requirements:
Real Estate Leasing agent license =
15 hours of instruction in an approved course of study
relating to the leasing of residential property.
Real Estate Salesperson license = 45
hours of instruction in approved courses, and a minimum
of 15 of these hours must be in the areas of Article
15 of the Act (agency), disclosure and environmental
issues, or any other current topic as determined by
the Education Advisory Counsel.
Real Estate Broker license for a person who
does not already have a salesperson license
= 120 hours of instruction in approved courses, 45 of
which shall be those hours required to obtain a salesperson
license, plus at least 45 hours of mandatory courses
as outlined in Section 1450.60 of the Rules.
Real Estate Broker license for a person who
does already have a salesperson license = 75
hours of instruction in approved courses (not including
the 45 hours required to obtain the salesperson license).
The persons who are exempt from pre-license education are:
- persons who are Illinois licensed attorneys
- persons who have received a baccalaureate degree with courses involving real estate or related material from a college or university approved by the Advisory Council
- contact the Licensing Department in Springfield to determine whether a specific baccalaureate degree qualifies
- persons who qualify based upon reciprocity with another state:

- Indiana - Professional Licensing Agency
- Iowa - Real Estate Commission

Application forms are also available on the IDFPR web site. The application must include the certification of a passing score on the exam, a properly issued sponsor card, and a check for the license. The current fees for each license are available on the IDFPR Web Site.

How many hours of pre-licensing education do I have to take
before I can take the licensing exam?
Real Estate Salesperson -
Before you can take the Illinois salesperson exam, you must
complete the 45 Hour Real Estate Transactions course.
Real Estate Broker –
Broker applicants are required to complete 120 hours of approved
course work, 45 hours of which shall be the 45 hours required
to obtain a salesperson's license, 15 hours of Advanced Principles,
15 hours of Brokerage Administration, 15 hours of Contracts
and Conveyances, and two 15 hour approved Elective courses.
Illinois applicants with a valid sales license only need
to complete an additional 75 hours of approved course work.
Illinois applicants who are currently admitted to practice law by the Illinois Supreme Court and currently in active standing are exempt from the educational requirements and applicants with a Bachelors or Masters degree in accounting, business, law, finance or real estate may be exempt from the educational requirements. 2. What is required to complete the course?
To complete the course, you must score 75% or more on a proctored final exam. The exam consists of 150 questions.
3. What do I do once I successfully complete the course?
Once you complete the course and pass the final exam, you will be able to print off your Course Completion Certificate. In addition, you will receive an original certificate via postal mail.
Real Estate Salesperson candidates - once you receive your original certificate, you can then schedule to take the licensing examination. For more details go to the Illinois Department of Financial and Professional Regulations at the Division of Banks and Real Estate website.
Real Estate Broker candidates - once you have completed all your pre-licensing coursework and have received all of your original certificates, you can then schedule to take the licensing examination. In August of 2004 the Illinois Department of Financial and Professional Regulations at the Division of Banks and Real Estate repealed the continuing education grandfather exemption for those real estate brokers and salespersons who had been licensed for over 15 years prior to January 1, 1992.
Real estate salespersons will be required to take six hours of continuing education of which three hours must be in the core curriculum. Previously exempted real estate brokers will be required to take twelve hours of continuing education of which six hours must be in the core curriculum. Read the official notice here.
